Garden Room Costs, Planning and Rules in London

The three questions every London homeowner asks before requesting quotes, answered from the published rules rather than sales copy.

What a Garden Room Costs

Starting prices on this site run from £16,500 for a garden gym and £18,500 for a garden office to £65,000 for a self-contained annexe. A soundproof music studio is priced to the acoustic level you need, with 2026 builder price pages putting a full acoustic build at £30,000 to £50,000 and a room-within-a-room at £45,000 to £70,000 and above. Floor area, access, glazing and services move every figure. Our garden room cost guide sets out what a complete quote should include.

When Planning Permission Applies

For a house in England, a single-storey garden building is usually permitted development if it sits behind the front wall, stays within 2.5m in height when it is within two metres of a boundary and 4m with a pitched roof elsewhere, covers no more than half the land around the original house, and is used for something incidental to the home. Flats and maisonettes have no such rights, listed buildings need consent, and some conservation areas carry Article 4 directions. Check your address against our permitted development guide.

When Building Regulations Apply

A detached garden building with no sleeping accommodation is normally exempt from building regulations if its internal floor area is under 15 square metres, or between 15 and 30 square metres and either at least one metre from every boundary or built substantially of non-combustible materials. The electrical installation is notifiable under Part P whatever the building's status, and an annexe with a bed is never exempt. Our building regulations guide covers the checks that remain.

Questions We Are Asked Most

How long does a garden room take to build in London?
Installers on this site quote 7 to 15 days on site for a single garden office, gym or studio, and 25 to 40 days for an annexe with plumbing. Add the design, survey, any planning decision and material lead times before that, so plan on two to four months from first enquiry to handover for a straightforward room and longer where a planning application is needed.
Can I build a garden room behind a flat?
Householder permitted development does not apply to flats or maisonettes, so a garden room behind a flat needs a planning application and usually the freeholder's consent under the lease. Ask for the planning position in writing before you pay a deposit.
Can I use a garden room as a bedroom or for guests?
Sleeping accommodation takes the building outside the permitted-development test of incidental use and outside the building-regulations exemption for small detached buildings. A guest room or annexe needs a planning decision and full building-regulations approval, and the quote should include both.
Can I run a business from a garden room?
Working alone at a desk rarely changes the use of the property. Receiving clients, teaching, hiring the room out or generating traffic and noise can amount to a material change of use that needs permission, and may affect business rates and your home insurance. Describe the intended use to the council and the installer before the design is fixed.
Do I need to tell my neighbours?
Not for a permitted-development build, but it is worth doing for anything near a boundary and essential for a music studio. Noise from a garden building is covered by the statutory nuisance rules, with no fixed decibel threshold, so a conversation about hours and the acoustic specification before the build avoids most complaints.
How does this service work and what does it cost me?
You describe the project once. We pass the brief to installers relevant to your area and room type, and you compare their written proposals and choose. Enquiring is free and there is no obligation to proceed with any installer.
