Almost No Listed Houses in W3
This is worth saying clearly because it is unusual, and because Acton's immediate neighbours are the opposite. Bedford Park in Chiswick has around 237 listed ordinary houses. Acton has essentially none.
What is listed in W3 is the civic and park stock: Acton Town Hall, Acton Public Library, the Church of St Mary, Acton Hill Methodist Church, Kings Parade, the chimney at the old swimming baths, and Acton Town station itself, which is a listed building in its own right. Gunnersbury Park on the southern edge accounts for a further cluster, its house, lodges, gateways, kitchen garden wall and ice house.
None of that is a house you would live in. Since nothing is permitted development within the curtilage of a listed building, and that bar is what closes the route entirely a mile south, its near-absence here is a real advantage.
Conservation Areas Do Not Change This
Acton has several conservation areas, including Acton Green, Acton Park, Acton Town Centre, Mill Hill Park, Churchfields and Old Oak Lane. Conservation area status restricts a building between a side elevation and the boundary, and it protects trees, but it does not remove permitted development rights for a building in a rear garden. On an unlisted Acton house the question is simply whether the design stays inside the Class E limits.
The Flat Share Decides Most Enquiries
Acton is one of the most flatted areas we work in, and it varies enormously across the district. Permitted development under Part 1 applies to dwellinghouses and excludes flats and maisonettes outright, so this is the first question rather than a detail.

South Acton at roughly one household in six living in a whole house is the lowest share anywhere in this part of west London. North and East Acton are better but still minority-house wards. If you do own a house here you are in a smaller group than the streetscape suggests, and the route to a garden room is correspondingly shorter.
If your home is a converted flat, a garden building is not impossible, but it needs a full planning application and freeholder consent under the lease, and where the garden is shared rather than demised to your flat it cannot be built on by one leaseholder.
Garden Size From South to East Acton
Acton spans more than a factor of two on garden size, and the pattern runs roughly south-west to north-east. It changes what fits, and on the smaller plots it is the rule limiting cover to half the curtilage that decides the design rather than anything the council says.

East Acton and the Noel Road streets sit comfortably above the London median, so a substantial building is realistic there. South Acton is at roughly half, and there the honest brief is a compact building made properly rather than a large one. Detached houses are scarce across the whole district, under four per cent in every Acton ward, so side access is not something to assume anywhere here without a look.
Three Boroughs Touch the W3 Postcode
Acton proper is Ealing, and for most W3 addresses that is the answer. But the postcode district as a whole reaches into Hammersmith and Fulham and Hounslow at its edges, so it is worth confirming rather than assuming, particularly on the southern and eastern fringes.
It matters because the three councils publish different guidance and, in the case of Ealing and Hounslow, have taken different positions on outbuilding rights elsewhere in this part of London.
What Ealing Asks For
Where an application is needed, Ealing's residential extensions guidance asks that an outbuilding be subordinate in scale to the house and to the site, and notes that a building within five metres of the main house is treated as an extension when calculating permitted development allowances. It also says that using an outbuilding for separate accommodation or a commercial use, as opposed to working from home, is unlikely to be permitted.

The overall average is held well below the house figures by the volume of flat sales, so it does not describe a house. East Acton on the Central line is Zone 2, with Acton Town on the District and Piccadilly lines and Acton Main Line on the Elizabeth line both in Zone 3.
